2. Official City Resources

If you prefer to file your application directly with the City of Omaha for free (other than the City's own permit fees), you may do so at the City's official website or through the Accela Citizen Access portal. Using our paid service is entirely optional.

3. No Guarantee of Approval

We do not guarantee that any permit application will be approved. All approval decisions, timelines, plan-review outcomes and inspections are the sole responsibility and decision of the relevant government authority. Our fee covers the preparation and submission of your application — not the result.

• Paying all government-charged permit, plan-review and inspection fees.

• Ensuring all work complies with building, zoning, life-safety, and historic-district codes.
• Scheduling and passing required inspections.
• Responding promptly to plan-review comments from the City.
